Termite Inspection – True Story
Termite inspection Canberra ACT is a must for any property that you buy or are preparing to sell. For instance we were called out the other day to a property that was purchased in the popular suburb of O’Connor.
This is a beautiful older suburb in Canberra that has many older wooden homes that developers are moving in to knock down and rebuild or in some cases renovate, this was the case with the call that we received during the week.
The new home owner without a prior pest inspection could see that there was a little bit of damage to the window sill prior to purchasing and thought that he was getting the bargain of a lifetime and quickly signed his life away and became the new owner with the trendy address in O’Connor.
The owner soon learnt that the parts of the house that he was going to tear down was heritage listed and needed to be maintained to the look that it was in yester year. That was again no big deal he would just do a quick paint job until he could afford renovations a few years down the track.
On preparing the walls for the first lick of paint that they have seen in 30 years or more he noticed that the framework seemed to give way when he applied pressure to it.
This is when he called A1 Pest Control Canberra and requested thermal image inspection of his property. Bob went out to the property and inspected roof voids, kick boards, door frames basically going over the property with a fine tooth comb followed around by a worried property owner.
As it turns out the property owner had every reason to be concerned as the home is riddled with live termites. Bob touched a wooden frame only to have it crumble in his hands. The report was extensive confirming the finding with thermal images of the termites happily still eating away at the house.
Lessons learnt re: Termite Inspection Canberra ACT
The cost of treatment to the termite infected property will cost many thousands of dollars to devise a treatment and action plan to get rid of the termites and protect the property from further attack.
The owner after treatment will need then to replace joyces and timberwork and pay a builder to replace the damaged wood.
In hindsight had the owner taken the time to have a termite inspection prior to purchase he may have been able to negotiate a better price for the damaged property or weighing it up was it better to walk away from the deal altogether?
The sad truth is that the damage found and the cost of the replacement timbers is not covered by insurance. For the small cost involved in having a qualified pest control manager inspect the property prior to purchase would of easily covered the cost of the inspection.
If you are selling your property it would give peace of mind to prospective buyers to know that the property was termite free.
