As it turns out the property owner had every reason to be concerned as the home is riddled with live termites. Bob touched a wooden frame only to have it crumble in his hands. The report was extensive confirming the finding with thermal images of the termites happily still eating away at the house.

The cost of treatment to the termite infected property will cost many thousands of dollars to devise a treatment and action plan to get rid of the termites and protect the property from further attack.
The owner after treatment will need then to replace joyces and timberwork and pay a builder to replace the damaged wood.
In hindsight had the owner taken the time to have a termite inspection prior to purchase he may have been able to negotiate a better price for the damaged property or weighing it up was it better to walk away from the deal altogether?
The sad truth is that the damage found and the cost of the replacement timbers is not covered by insurance. For the small cost involved in having a qualified pest control manager inspect the property prior to purchase would of easily covered the cost of the inspection.
